For real estate agents and teams

Turn the inspection report into a plan your client can use.

Drop in the inspection report. Grainwork lists every finding with its page, the inspector’s rating and, where it can price one, a planning cost range. You pick what matters, add your note and send your client a clean page with your team’s name and logo.

How it works

From the report to your client in one sitting.

  1. Drop in the report.

Add the inspection PDF (up to 20 MB and 80 pages) to the home. Grainwork reads every page and lists the findings. Each one keeps the page it came from, so you and your client can check it against what the inspector wrote.

  2. Pick what matters.

Each finding keeps the inspector’s wording and rating, grouped as Safety, Repairs and Monitor. Grainwork doesn’t rewrite the inspection. Tick the findings your client should know about and add your note to each one that needs it.

  3. Send a clean page.

Preview exactly what your client will see, then send a private link. The page says plainly: planning ranges, not contractor quotes.

Where each range comes from. Ranges come from the report’s own words and the usual scope of that repair. Labor is priced with a rate for the home’s area, based on U.S. Labor Department wage data, or our default rate where we don’t have one. Each range says where it came from. Where a specialist has to look first, Grainwork says so instead of guessing.

Grainwork lists the findings it reads in the report. Always read the full report too.

For your clients

  • Renovations Lite

When they can’t stop thinking about the kitchen.

Your client takes a photo of the actual room and sees a new look on it. It helps a buyer picture the house as theirs.

Using a design idea in a listing or ad? Label it and show the original. Some states and MLSs require it.

  • Film a Repair

When they ask what a repair costs.

They film the problem and get a price range that lists the hours and materials it assumed. Chewed door trim at our founder’s house came back at $510 to $655, including one service visit.

Questions agents ask

Before you start

Are the ranges quotes?

No. They’re planning cost ranges, not contractor quotes, appraisals or inspections. Each one shows where it came from. Items that need a specialist are marked “evaluation first”. Your client should get written quotes before relying on a number.

Does it replace the inspection?

No. Grainwork works from your inspector’s report, links every finding back to its page and keeps the inspector’s rating as written.

What does my client see?

Only the findings you pick, with your note and their planning ranges. You preview the exact page before you send a private link.

Will this scare my client off a good house?

It keeps a long report in proportion: each finding with its rating and a planning range, and only the ones you choose to send. You’re there to put it in context.

Who can see my clients’ information?

You, anyone you add to that client (such as a co-agent or transaction coordinator), and anyone who has the full private link you send. Send it only to your client; you can turn a link off at any time. Our AI provider, Google, processes the report to list its findings. If you look up public records for a home, its address goes to the U.S. Census geocoder, and its map location goes to FEMA and to the EPA’s cleanup map (hosted by Esri). The Grainwork Professionals terms cover your data, including how de-identified copies may be used to improve Grainwork.

Does Grainwork talk about the neighborhood or the people who live there?

Never about the people who live there. Inspection readings and client pages work only from the report’s findings about the house itself. Accounts set up with your team’s name can also look up public flood maps, EPA cleanup records and transportation noise maps for the home’s address, and you choose whether to share what you find with your client. Grainwork never describes schools or the people who live there. If you ever see something that does, tell us and we’ll fix it.

Will you pass my clients to contractors or sell to them?

We never sell leads or client information, and we don’t refer your clients to contractors. The Grainwork app also has optional paid extras for homeowners. For example, a Bid Check report, which compares a contractor’s quote with Grainwork’s estimate, is $9.99 on iPhone. Android purchases are coming.

What if my seller learns about a problem from this?

Anything your seller learns about the home may need to be disclosed. Talk it through with your broker before you use Grainwork on one of your own listings.

Does it work with our CRM?

You can copy a short note about a home into your CRM. Automatic CRM sync and MLS feeds aren’t connected yet.

How does billing work, and how do I cancel?

You pay by card, billed monthly from the day you start. We set up your account the same day and email you an invitation to sign in. The first 10 accounts keep their founding price for 12 months. To cancel, email support@grainwork.app. Your access runs to the end of the month you’ve paid for. The Grainwork Professionals terms have the details.

Will my broker approve it?

Brokers usually ask who sees client information, what the ranges mean and whether anything replaces the inspection. Those answers are above. The full details are in our Privacy Policy and the Grainwork Professionals terms. We’re glad to walk your broker or compliance lead through it: email us and say who should join, or write to support@grainwork.app.
