These terms apply to real estate professionals and teams who subscribe to Grainwork Professionals. They sit alongside Grainwork’s Privacy Policy. By subscribing you agree to them on behalf of yourself and, for a team plan, your team.
1. The service.
Grainwork Professionals reads home inspection reports and walkthrough captures you upload and prepares findings, planning cost ranges and client pages you can review, edit and share. Features change as the product improves.
2. Planning ranges are not quotes.
Cost ranges are planning estimates built from the report’s own words, labor-rate data and typical repair scope. They are not contractor quotes, appraisals, inspections or professional advice, and items that need a specialist are marked “evaluation first”. Do not present them to anyone as a quote or guarantee. Grainwork can miss findings; always read the full report.
3. Your data.
You keep ownership of what you upload. You confirm you have the right to upload it and to share it with your clients. Grainwork processes it to provide the service, including through its AI provider (currently Google). Client pages are shared only with the people you send them to.
4. Model improvement.
You permit Grainwork to use de-identified copies of home-condition information in your workspace (for example findings, the choices you make, quotes and repair outcomes, with names, contact details and street addresses removed) to measure and improve its models and pricing. Grainwork never sells your data or your clients’ data and never uses it to market to your clients. You can turn this off for future records by emailing support@grainwork.app; data already used in a trained model is excluded from future training.
5. Billing.
Plans are billed monthly in advance through Stripe. Cancel anytime by emailing support@grainwork.app; access continues to the end of the paid month. Founding prices are locked for 12 months from your start date. No refunds for partial months.
6. Acceptable use.
No uploading content you are not allowed to share, no attempts to access other accounts, no resale of the service.
7. Liability.
The service is provided as is. To the extent the law allows, Grainwork’s total liability under these terms is limited to the fees you paid in the three months before the claim, and Grainwork is not liable for indirect or consequential losses, including decisions made using planning ranges.
8. Changes and contact.
Grainwork may update these terms with 30 days’ notice by email. Illinois law applies. Questions: support@grainwork.app.
